Post-bond clean, if your agent or landlord raises any cleaning concerns within 72 hours of the job, we return free of charge to fix them. We clean to detailed checklists aligned with Queensland real estate inspection standards, and we document every job with photo proof on completion. That's our 72-hour re-clean guarantee - your protection if anything gets questioned at inspection.
A Dash Cleaning bond clean covers every area of the property, not just visible surfaces. Kitchens include the oven interior, rangehood, stovetop, splashback, and cupboards inside and out. Bathrooms are fully deep-cleaned including grout, glass, shower screens and fittings. All rooms get dusting, skirting boards, spot wall marks, light fittings, fans, window tracks and frames. We vacuum and mop throughout. Carpet steam cleaning and upholstery cleaning are available as add-ons for a complete move-out package.
It's not required and totally up to you. Many clients leave a key with their property manager or in a lockbox, but some also choose to just hand us the keys when we arrive. We send confirmation when we arrive and photo documentation when the job is complete upon request.
A one-bedroom Brisbane apartment typically takes 3–4 hours. A two-bedroom takes 4–6 hours. Larger homes or properties in poor condition may take a full day. We quote realistic timeframes before we arrive and we don't rush jobs to fit more bookings in. The goal is thoroughness on the first visit so you don't need to call us back or risk losing part of your bond.
Bond cleaning prices in Brisbane depend on the size of the property and whether you need extras like carpet or upholstery steam cleaning. Dash Cleaning uses flat-rate, transparent pricing based on bedrooms and bathrooms - no hidden fees, no weekend surcharges. You can get an obligation-free quote on our Get a Quote page in under two minutes. Most one- and two-bedroom apartments fall within a clear price range, and we'll give you the exact figure upfront before you commit to anything.
Yes. We bring everything needed for the job, including professional-grade cleaning equipment, steam, vacuum and carpet cleaners, and eco-friendly, non-toxic products that are safe for people, pets, and the environment. Our products cut through grime without harsh chemical odours, which is especially important for sensitive households and sustainability-minded renters.
If your agent or landlord raises any concerns within 72 hours of the clean, simply forward us their list or report. We’ll return promptly to address the items at no extra cost. We document each clean with before-and-after photos so that everyone has clarity on what was completed. This transparent process keeps you protected and ensures you recover your full bond. This is part of our Brisbane bond clean guarantee.
Yes. Carpet steam cleaning is available as an add-on to any bond clean we do in Brisbane, or as a standalone cleaning service. We use hot-water extraction, which is the method most property managers and real estate agents require at end of lease. It removes embedded dirt, stains, allergens and odours rather than just masking them. Adding carpet cleaning to your Brisbane bond clean saves time, ensures consistent results across the whole property and reduces the risk of deductions related to carpet condition.
The property needs to be completely vacant before we start, including furniture, personal belongings, rubbish and stored items all removed. Empty rooms let us access skirting boards, cupboard interiors, walls and window tracks properly. Please also make sure electricity and water are still connected so we can run our equipment. If your lease ends on the same day as the clean, let us know when you book and we'll help you work out the timing.
Yes. Dash Cleaning is committed to using low-tox, biodegradable products wherever possible. These solutions are safe once dry, leaving no strong chemical residue or lingering fumes. It’s part of our mission to raise the standard of bond cleaning in Brisbane through eco-conscious methods that protect people, pets, and the planet.
We're based in Woolloongabba and service Brisbane's inner city and inner-fringe suburbs including South Brisbane, West End, Kangaroo Point, Highgate Hill, New Farm, Newstead, Fortitude Valley, East Brisbane, Morningside, Annerley, Greenslopes, Camp Hill, Coorparoo and Cannon Hill. If you're just outside this area, get in touch as we regularly accommodate nearby suburbs by arrangement.
Hot-water extraction (also called steam cleaning) injects heated water and cleaning solution deep into the carpet fibres, then extracts it along with the loosened dirt. It's the most thorough method available and is specifically recommended by most Brisbane property managers for bond cleaning purposes. Surface-only methods like dry cleaning or encapsulation don't meet the same standard and may not satisfy your lease requirements.
Typically 2–4 hours under normal ventilation. Opening windows and running fans speeds up the process. We recommend not walking on the carpet in outdoor shoes until it's fully dry. If you're handing keys back the same day, let us know when you book so we can factor drying time into the schedule.
Yes, at Dash Cleaning, we clean sofas, armchairs, mattresses and other fabric upholstery using hot-water extraction. This is particularly useful if you're doing a thorough end-of-lease clean in Brisbane and want to present the property in the best possible condition, or if you're refreshing a property you're moving into. An upholstery cleaning service removes built-up allergens, pet dander, odours and surface staining that standard vacuuming won't reach.
We treat stains as part of the carpet cleaning process. Most common stains (including food, drink and general soiling) respond well to hot-water extraction with a pre-treatment solution. Some stains, like bleach damage, deep pet urine saturation or permanent dye transfer, may not be fully removable regardless of the method used. We'll assess the carpet on arrival as part of our carpet cleaning service in Brisbane, and let you know upfront if there's anything that can't be fully resolved, so there are no surprises.
Generally yes, but it depends on your lease agreement. Many Queensland leases include a clause requiring carpets to be professionally cleaned at end of tenancy. Check your original lease - if it's listed as a requirement, you'll need to provide a receipt from a professional carpet cleaner as evidence. Dash Cleaning can provide this documentation. If it's not in your lease, it's still worth considering if the carpets have visible wear or odour, as agents can request a clean as part of the inspection outcome.
For bond cleaning purposes, the property should already be vacant before we arrive, so furniture removal shouldn't be an issue. For standalone carpet cleaning in an occupied home, we can move light furniture like dining chairs and coffee tables, but we ask that heavy items like sofas, beds and wardrobes are shifted beforehand where possible. Let us know the situation when you book and we'll advise accordingly.
Yes, we can combine carpet and upholstery cleaning in a single visit to your Brisbane home or apartment, with or without a bond clean. Booking together is more efficient and often more cost-effective. If you're doing a full end-of-lease package, we'd typically schedule carpets and upholstery as the final step after the main clean is complete.
